Description
189 Royal Street, East Perth, part of the Department of Finance Building Portfolio, is a four-storey office complex that houses a number of state government offices. In 2018, remedial works were required to be completed on the buildings’ western elevation façade.
Jones Lang LaSalle, representing the Department of Finance and Building Management & Works (BMW), engaged BUSS’ services to complete the works on the façade. The work scope comprised of the removal and replacement of the existing seals of the façade panel joints and the parapet capping joints. Upon completion of the repair works, the façade underwent a careful cleaning to remove contaminants, especially along the panel edges and at the joints, followed by the application of a suitable wax product for an aesthetically pleasing finish.
The use of swing stage systems and elevated work platforms for access allowed for the works to be completed in a timely manner. BUSS also utilised Industrial Rope Access Technicians (IRATA) to complete works at difficult to reach locations of the structure.

Tremco Spectrum 1: a low-modulus, high performing, single part, moisture-curing silicone joint sealant. Extruded Silicone Polymer Profiles.
HIGHLIGHTS:
- Works successfully completed with no disruption to building occupants;
- Safe use of Swing Stage, EWP and Industrial Access Rope Technicians;
- An effective Traffic Management Plan was in place; and
- Works successfully completed as per the 8 week work program.
