Description

189 Royal Street, located in East Perth, is a four-storey office building which houses state government offices. The courtyard podium area, three storeys in height, displayed signs of water penetration due to failure of the existing waterproofing membrane system. Jones Lang LaSalle, on behalf of the Department of Finance, engaged BUSS’ services to supply and install a new waterproofing system to the affected area.

BUSS removed the pavers and sand base, allowing for the removal of the existing membrane system. After surface preparation to the concrete substrate, joint sealant was applied, new drainage system instated and flashing fitted to the perimeter and vents; the new torch-on double layer waterproofing membrane system was then applied. The sand base and pavers were reinstated and the pavers cleaned by high pressure water wash.

PRODUCT USED:
  • Parchem Fidia and Testudo: a torch applied membrane that is reinforced with rot-proof non-woven polyester and is stabilised with glass mat.
HIGHLIGHTS:
  • Works were undertaken in sections so as to allow for the storage of the removed pavers and sand base while the waterproofing membrane was replaced;
  • Noisy works were undertaken after hours with no disruption to building occupants; • 20-year product warranty supplied; and
  • Project completed within budget and before scheduled finish.
