Balcony and Window Repairs

Bluewater Apartments is located in the heart of South Perth and comprises of 48 luxury apartments with windows that span the walls of most of the living areas and are wrapped in a balcony. The building’s owners engaged BUSS to complete remediation works to the windows and the balconies, which were exhibiting signs of extensive waterproofing and concrete deterioration issues.
The work scope included the inspection of the joints between the windows and walls, with the removal and replacement of all failed joints, concrete crack repairs and window sealant. The penthouse apartment in particular presented with multiple cracks throughout the concrete panel, which in turn allowed water to penetrate the roof of the apartment block. These repairs involved the complete removal of the skirting tiles, cutting out existing cracks with a V-blade, resealing them with a flexible sealant to prevent future cracks and reinstating/replacing the tiles.
BUSS, whose personnel hold Safe Working at Heights qualifications, opted to complete the works via swing stage; a cost-effective method which allowed for easier access to the work face.
Subsequent to the repairs to the windows and balconies, BUSS was re-engaged to undergo further waterproofing and concrete repairs to the garage; ensuing BUSS’ solid relationship with the client.
