Crack Injection, Waterproofing, Tile and Concrete Repair
GEO Apartments is a boutique development comprising of 9 apartments over the first and second floors and 7 retail tenancies. The structure, which blends with the character, history and charm of Mount Hawthorn, was plagued with water ingress issues from a leaking balcony which resulted in extensive concrete damage and water pooling in the carpark. BUSS was engaged by VDM Group to diagnose the issue and provide a remedial solution to combat the problem.
BUSS determined that the water was penetrating the structural membranes which resulted in concrete cracking and pooling water in the carpark. BUSS proceeded with the remediation works which included the removal and replacement of the damaged tiles and waterproofing membrane system to the balconies. The underlying screed was then redesigned and replaced so as to direct the water run off to the drain, thus preventing a reoccurrence of the issues. The concrete components were assessed with the results leading to the replacement of all damaged sections, while all remaining concrete was repaired and crack injections undertaken in various areas thus preventing any further water ingress.
With all repair works completed successfully and water ingress issues resolved at their source, GEO Apartments continues to play a significant role in the enhancement of the streetscape.
