BUSS was engaged by the Owners of Zenith Apartments, a 10-level 70-unit apartment building constructed around a pre-existing Federation Queen Anne heritage building, to resolve an ongoing long-term water ingress issue affecting the car park of the structure.
To identify the problem source, BUSS conducted an isolation water test and determined that the water ingress was originating from the balconies above the car park. Further investigation revealed that the existing sealant on the perimeter and the joints between the limestone pavers of the balconies, was not fit for purpose.
With sufficient falls towards the drain(s) in place, Buss chose to cut and remove the existing failed product and replace it with an appropriate two-coat polyurethane sealant. This method allowed the existing finish to remain and provided the best value for money for the client.
Upon successful completion of the sealant works, BUSS performed a high-pressure water wash to remove dust, staining and other contaminants from the surface of the balconies.
