Why waterproof a carpark?
Rooftop carparks are usually uncovered and exposed to changing weather conditions. In addition to structural movement and chemical and mechanical loads, rooftop carparks are exposed to UV radiation, rain and extreme temperature fluctuations. The system used in this area must be extremely resistant to all of these elements and contain very good crack-bridging properties.
While middle carpark decks are most often enclosed and therefore not directly exposed to sunlight and rain, they still require sound crack-bridging properties to increase the safety and durability of the overall structure.
The condition of the substrate, under the concrete, is an important factor to consider with respect to the waterproofing of the bottom level of a carpark. This may require additional waterproofing for protection from groundwater and/or earth moisture.
Additionally, ramps within carparks are extremely demanding areas and require a highly resistant waterproofing system.
Waterproofing systems for carparks
In order for a waterproofing system to be effective in protecting the reinforced concrete structure, it must have the required properties for the different tasks it needs to perform including:
- Protection against corrosion
- Prevention of the penetration of humidity into the concrete matrix
- Protection of the lower floors from water penetration
- Provision of adequate slip resistance for pedestrian areas and ramps
- Facilitation of traffic flow
- Achievement of good aesthetics

For example, in a new build the concrete will not have sustained damage or degradation to the reinforcement, but shrinkage will be a problem, whereas in the case of a repair or refurbishment to a carpark, the structure will likely have sustained significant damage and/or degradation.
