City of Perth

81-95 Regal Place, East Perth

The Regal Place Carpark, located at 81-95 Regal Place in East Perth, is a multi-level structure which also provides parking on the exposed roof slab. The Roe Street Carpark, located at 68 Roe Street in Northbridge, is a multi-level carpark that offers a roof top cinema located at the roof deck slab. Both carparks were constructed approximately 21 years ago and are owned and operated by the City of Perth.

The exposed roof slab of both carpark structures had developed cracks which allowed water to enter and penetrate the carpark level below. In early 2021 BUSS was awarded the works to complete the repairs that would restore the carparks to acceptable levels of service and minimise the impact of uncontrolled leaks on the structure’s durability. The work scope included:
• The treatment/repair to concrete cracks;
• Patch repair of surface deterioration;
• Installation of crack inducer – rebate sealer;
• Application of joint sealant; and
• Remediation to the drainage outlet areas.

PROJECT MANAGER:

Nathan Tan

POINTS OF INTEREST:

  • Repair works on the Roe Street Carpark did not commence until after the second week of April so as to avoid disruption of the Rooftop Movie events;
  •  More than 500m of crack injection was completed;
  • The low viscosity acrylate resin, injected using a custom designed injection tool, was specifically selected for use due to its ability to form a tough, elastic gel which was permanently insoluble to both hydrocarbons and water; and
  • The works were successfully completed on schedule and within budget.
